Modular Buildings / Site Accommodation UK

Container Projects manages the modification and supply of modular buildings and site accommodation units across the United Kingdom. For businesses requiring permanent office space, we facilitate container sales to a high technical standard. If your project is temporary, we provide flexible container hire options. To receive a detailed proposal and technical specifications, please get a quote from our logistics team. Our units provide secure, portable, and stackable environments for workforce welfare. We frequently utilise one-trip containers for accommodation projects. A one-trip unit is a new container that has made a single journey from the manufacturer to the UK.

Choose the right modular building size and type

Selecting the correct unit depends on the headcount and site duration. Container Projects provides standard and bespoke conversions for offices, canteens, and drying rooms. We supply 20ft and 40ft units as the primary structural frames. A 24ft modular building offers a balance of desk space and portability for mid-size construction sites. For locations with limited ground space, we provide topper unit containers for vertical stacking. We also supply 50-50 office stores, which combine a secure storage bay with a climate-controlled administrative area.

Hire or buy site accommodation

Container Projects assists clients in determining the most efficient acquisition model for their site. Buying a modular building is a practical choice for long-term production facilities or permanent office expansions. Hire is a cost-effective solution for short-term construction projects or seasonal demand, where equipment is required only for specific contract months. We handle the collection and return logistics for all rental equipment across the United Kingdom.

Condition grades for site units

The condition of the container affects the unit's thermal performance and longevity. We grade all units used for container conversions to ensure they meet safety requirements. For high-end office fit-outs, we use units that meet the IICL standard. IICL refers to a high standard of container repair and condition set by the Institute of International Container Lessors. For basic storage and welfare units, we supply units graded as wind and watertight. A wind- and watertight unit is a condition grade that ensures the unit is sealed against weather and light.

Delivery access, siting, and placement

Container Projects uses hiab crane vehicles to place modular buildings with precision. Site managers must confirm the following conditions before dispatch:

  • Ground Conditions: The surface must be firm and level. Soft ground can cause the unit to sink, leading to misalignment of doors and windows.
  • Vehicle Clearance: Delivery trucks require a minimum width of 10ft and a minimum vertical clearance of 15 ft.
  • Manoeuvring Space: A 40ft delivery vehicle requires approximately 100ft of straight approach to position the unit safely.
  • Weight: Be aware of the tare and payload. The tare is the weight of the empty container. The payload is the maximum weight of equipment the container can carry.

Security, condensation, and aftercare

Security is a priority for site-based accommodation. Container Projects installs factory-fitted lock boxes and anti-vandal shutters on all windows. To manage condensation, we install high-grade insulation and moisture-resistant internal linings. This ensures a stable temperature for office staff and equipment. Our aftercare support includes advice on maintaining door seals and checking external paint for surface damage to prevent corrosion.

Export use and compliance

If you intend to ship a modular building internationally, the unit must maintain a valid CSC plate status. A CSC plate is a safety approval plate required for international shipping to certify structural safety. Cutting large sections for windows or doors can affect this rating. Container Projects facilitates structural re-certification to ensure your modified units are accepted by maritime shipping lines and port authorities.
